Worth Avenue is an upscale shopping district in Palm Beach, Florida. Voted one of the top three “Most Iconic” streets in America in 2013, the Avenue stretches four blocks from Lake Worth to the Atlantic Ocean. Worth Avenue also includes smaller, architecturally significant “vias” off the main avenue. These pedestrian areas distinguish Worth Avenue from other shopping experiences.

The Palm Club Village has a rich history. Here is a quick timeline and documents that we have gathered for your interest.

As part of our Planned Unit Development (PUD), homeowners benefit from enhanced amenities and services, with the assurance that the community will be properly maintained. PUDs undergo approval by relevant governmental agencies prior to the commencement of development, ensuring compliance with all regulatory standards. These developments are subject to recorded documents that impose restrictive covenants on the land and its usage.

In addition, a Homeowners Association (HOA) has been established and incorporated, to which all property owners, by virtue of accepting their deed, are members. The HOA operates in accordance with the recorded “Declaration of Restrictive Covenants,” as well as its Articles of Incorporation, the Declaration of Restrictions, and the established Rules and Regulations.

A Board of Directors is elected by the members to operate the Association and among the duties of the Board is to see that the covenants, restrictions, rules and regulations are adhered to by all owners, residents, tenants, guests, etc.

The idea behind these restrictions, rules and regulations is to guarantee to all owners, all mortgage holders, that the community will always be uniform in appearance, always be properly maintained, property values will be protected and a “peaceful lifestyle”will be possible for all residents.

The common areas are held in the name of the Homeowners Association. Each owner owns his individual unit in total; from the roof to the foundation and must maintain it in conformance with the Restrictive Covenants and Architectural Guidelines.

There is a clear expectation that each and every owner and resident are aware of the covenants and restrictions, rules and regulations, and by acceptance of the deed, each owner for himself and his tenants, guests and invitees, agree to abide by these rules.
