Being part of our Planned Unit Development provide enhanced home benefits to owners and guarantee to the community that they will always be properly maintained. PUDS are approved by various governmental agencies before the developer is allowed to build them. A PUD has recorded documents placing restrictive covenants on the land and its use.
A Homeowners Association was formed (incorporated), to which all owners, by acceptance of their deed, belong and which is governed by the recorded “Declaration of Restrictive Covenants”, its Articles of Incorporation, Declaration of Restrictions and Rules and Regulations.
A Board of Direction is elected by the members to operate the Association and among the duties of the Board is to see that the covenants, restrictions, rules and regulations are adhered to by all owner, resident, tenants, guests, etc.
The idea behind these restrictions, rules and regulations is to guarantee to all owners, all mortgage holders, and the community will always be uniform in appearance, always be properly maintained, property values will be protected and a “peaceful lifestyle”will be possible for all residents.
The common areas are held in the name of the Homeowners Association. Each owner owns his individual unit in total; from the roof to the foundation and must maintain it in conformance with the Restrictive Covenants and Architectural Guidelines.
There is a clear expectation that each and every owner and resident are aware of the covenants and restrictions, rules and regulations, and by acceptance of the deed, each owner for himself and his tenants, guests and invitees, agree to abide within these rules.
