On behalf of your Homeowner’s Association we would like to welcome you to our community. In addition, we would like to take this opportunity to provide you with information which is important to have as a property owner.
Governing Documents
All new residents (homeowners and renters) are required to complete an application for approval sale or lease. This application is intended to ensure that all residents comply with certain eligibility requirements and provide a process whereby each resident is informed of the rules and regulations governing our community.
It is important that all residents read, understand and abide by these rules and regulations for their benefit. These benefits include:
- maintaining a uniform housing appearance
- properly maintaining lawns and landscaping
- protecting property values
- providing a peaceful lifestyle for all residents.

Architectural Change Process
Making changes to the exterior of your home including painting, replacing or repairing your roof, making major changes to your landscaping and adding a swimming pool or hot/spa tub requires the approval by the Architectural Control Committee.
Forms for these changes are available on our website (under Association General Forms).
Homeowner Association Fee
All property owners are required to pay homeowner’s fees. The fees are currently $700 per quarter which are billed and collected by our property management firm on the 1st of these month’s: January, April, July, October.
These Association fees are used to maintain, repair and replace common areas, roadways, water, irrigation, electricity, security system, insurance, our share of The Palm Club Property Owners Association, management expenses and appropriate reserves.
Balances outstanding more than 15 days are assessed a late fee of $25 per month until payment is cleared.
Board Meetings
Your Board of Direction consists of volunteer property owners who are elected by the property owners for two year terms.
Our normal HOA Board meeting is held the third Monday of each month at 7:00 PM in the Village I clubhouse. Meeting notice sign are put out on the Friday or Saturday prior to the meeting. We have plenty of seats in the clubhouse and we always like to see new faces.
Garbage and Trash Collection
Collection for garbage is on Mondays and Thursdays. Thursday’s pickup is garbage and recyclable bins–for paper (yellow bin) and glass and plastic (blue bin).
Landscaping material should be placed at the curb no earlier than 6 pm Wednesday night and should not be placed at the curb on any other day. All receptacles should be at the curb 6 pm or later on the evening before (Sunday night for Monday, Wednesday night for Thursday.)
Also, our Governing Documents require that these receptacles should be stored out of sight by the evening of pick up day.
Water Consumption
Please don’t water your landscaping and lawns with City water from your hose. If you have installed new landscaping that requires additional watering, please advise the property management and they will arrange for additional irrigation on your property through our landscaper using the reclaimed pond water that only costs us the electricity needed for the pumps.
Good Neighbors
Having good neighbors also means being a good neighbor.
Here are just a few thoughts concerning community values.
- The Speed limit in the community is 25 MPH. Please watch out for walkers, joggers, children, pets and wildlife.
- Please STOP at stop signs.
- Please update your resident information form including e-mail.
- Please keep street drains leaf free for good drainage.
- Please keep any trees in your backyard trimmed to prevent intrusion into your neighbor’s yard or overhang onto their house.
- Please keep your pets on leashes and pick up after them.
